General:

  • Turn on all lamps and lights including oven hood, artwork and cabinet lights.

  • Replace any burnt out lights.

  • Remove all personalized objects, such as drawings, photographs, or magnets

    on the fridge, which are better hidden in a drawer or cabinet.

  • Sweep house, driveways and decks.

  • Pets:

    • We love pets, but please put dogs or larger companions in garage or backyard. 
    • Remove pet food bowls, toys and bedding.
    • Any objects like cat towers or boxes should also be concealed prior to the shoot.

  • Fireplaces are terrific props and should be turned on if possible.

    • NOTE: Our vendors will not light wood burning fireplaces for you.

  • Decorative candles may be lit by Agent / Owner.

  • Open doors between rooms to give an open feeling and ensure all rooms are

    included in the shoots.

  • Remove children’s toys from all rooms.

  • Bedding, pillows, comforters and bed skirts should be properly aligned.

  • Remove and store all chargers, cords, etc.

  • Hall closets are typically not captured unless otherwise specified.

  • We usually prefer to have the blinds opened and drawn both for our interior

    and exterior shots. Sometimes there are lighting situations where it’s better to have them angled or down.
    NOTE: We do not touch blinds as they can be a liability.

  • Video Only – we recommend turning fans on to lowest setting.

Bathroom:

  • All toilet seats should be closed.

  • Shower/bath items should be placed under the sink.

  • Remove all personal items on the vanity or counter.

  • Shower curtain open or closed to your preference.

Kitchen:

  • Clear the island of clutter.

  • Clear the refrigerator, and please remove personal items from the fridge.

  • Conceal garbage cans.

  • Clean all cabinets - cameras can pick up smudges that may not be seen in person.

Exterior of Home:

  • Remove all vehicles from the front of the house and the driveway. If possible, park at least 2 houses away.
    NOTE: For busy streets, please leave your car in front to ensure no one else parks there.

  • All yard hoses should be neatly coiled.

  • Make sure there are no trash cans visible on the outside of the home.

  • Turn on all waterscapes in yards including jacuzzies, ponds and waterfalls.

  • If a ‘for sale’ sign is present, please remove the sign (as per the real estate

    board rules).

In Closing

Please, do NOT schedule any outside services such as lawn mowing, gardeners, pool and house cleaners, etc. on the day of shooting.

The photographer, videographer, and 3D professionals are constantly on the move throughout the entire home, so “moving stuff out of the way” doesn’t work well. Please have all unnecessary furniture, toys, clothing, etc. that you do not want filmed put away prior to their arrival. For this same reason, we do also encourage sellers to leave the property for the duration of the shoot. This will allow the crew to work more quickly and efficiently and produce an overall better product for you. Thank you!
